READ ALL POLICIES THOROUGHLY BEFORE MAKING A RESERVATION - POLICIES APPLY TO ALL RESERVATIONS, NO EXCEPTIONS
PAYMENT: A 100% is charged at the time the reservation is confirmed. We are unable to hold/reserve rooms without payment. Accepted payment methods include debit and credit cards (VISA/MC/DIS/AMEX).
CANCELLATION POLICY: Cancellations made more than 90 days in advance will be issued a refund of your deposit minus a 10% cancellation fee. Cancellations made within 90 days or less from the date of stay will be charged the full amount of the booking and you have one year from the date of your rental to apply to another stay.
CHECK-IN: 4:00 pm; Please note we are unable to accommodate early check-ins and your door access code will not work before then.
CHECK-OUT: 10:00 am.
KEY CODES: We use Keyless Door Codes for entry. Upon final payment, you will be issued a key code.
AGE REQUIREMENTS: No rental will be made to a person under the age of thirty (30).
MINIMUM STAY REQUIREMENTS: We require a three (3) night except for Kentucky Derby week which is five (5).
DAMAGES/THEFT: There will be an evaluation of the property after departure. Any damage and/or theft will be assessed at that time.
MAXIMUM OCCUPANCY: The maximum number of guests is 10. If occupancy is exceeded, you will be asked to vacate the property and forfeit your payment.
PET POLICY: We do not allow pets. For service pets, you must provide proof at least 30 days prior to check-in.
EVENTS: Events are prohibited. Visitors to the property are not permitted without advance and explicit permission from the manager.
SMOKING: Smoking is permitted in two designated outdoor areas only; the grilling patio and the fire pit circle. There is absolutely no smoking in all other areas including in the cabin, barn or on our wrap around porch. The make and age of our log cabin and porch is highly flammable. As is the yard and pasture when dry. A $750 smoking fee will be charged if video or other evidence of smoking in non-designated areas is determined. There is a $250 fine for any cigarette butts found.
DEPARTURE: All renters are responsible for removing all debris and garbage from the cabin, and placed in the exterior garbage can. Please place all dirty dishes in the dishwasher and start the cleaning cycle prior to check-out. We respectfully request that you remember that you are staying in our home during your vacation. Please treat it with care and leave it in excellent condition at check-out.
LINEN/CLEANING SERVICE: Daily maid service is not included and not available.
PARKING: Absolutely no parking on the grass. Please park on gravel driveway only
OTHER: No candles or open-flame items inside. No real flower petals on fabrics or linens.
Violation of the policies by a renter will result in eviction and the forfeiture of full payments of rent and deposit.
VIOLATION OF POLICY AND RULES: Will result in eviction and forfeiture of full payments including deposit.
WE WILL KEEP YOUR CREDIT CARD ON FILE AND WILL CHARGE ACCORDINGLY FOR ANY VIOLATIONS OF OUR POLICIES.
